Don't bother. Don't waste your time or money on this app. $20 minimum purchase required to even add a functional feature.

Doesn’t work.. I bought it for $50. When it didn’t work, I wrote in, and never got a reply. Bad app. No customer support. It used to be the best app when I used it years ago.

Investor. It's evident a lot of thought went into the development of this app. Until now i've not come across an app that could compete with excel. This one did and came out ahead. It's well worth the small investment!!!

Great tool! With one issue. Pros: Ease of use. Quick input. Carry it with you on site. Nice layout. Cons: Pricey(but worth it). No subcategories or order makes using Excel necessary (hopefully that can change in a future update). This program is great for pros to beginners! It is super easy and covers pretty much everything. It is a worthwhile investment if you are in the business. I have one issue, and it is that there is no way to organize the categories. For example under "Initial Improvements" when you make your list, the items and prices just pop up in random order(not even the order you input them). A future idea related to this issue, would be to have subcategories, so you could have "kitchen" or "master bath" and then have an itemized breakdown. This would be extremely helpful!

Very comprehensive!. Very comprehensive and highly configurable evaluation tool. I purchased the pro version and have been very impressed with the ability to thoroughly analyze a potential investment property. I have been in the real estate game for twenty years and have a good feel for all of the things to be considered when evaluating a property. I can't think of much more this app can offer.

This app makes me money!. I have never relied on an app more for my business than this Real Estate Tool. It is great for looking at multiple properties or just a single investment. If you are buying and holding or a flipper this tool is for you. Best I've found.

Will Not Create Property Report. Will not create property property report from day one. Was told that update had been submitted to apple but after 2 updates through App Store this app will not create a property report to email anyone. Every time you try and create a report the app crashes. Entire purpose of this app is to be able to evaluate properties and portfolios and generate reports on the go.

Terrific Product. One shortcoming. Its absolutely the best product of this type out there. It would be darn near perfect if it had a cloud sync option so the reports I do on my iPad could be accessed/ modified via my phone and laptop. Other than that- its hands down a huge asset in doing analysis and presentations. Love it.

DONT PAY FOR THIS APP. I purchased the Pro versions of Property Evaluator and Property Fixer back in 2010 when the original owner/developer Joel was in charge. I had numerous conversations with him on feedback for the apps and he was always communicative and helpful. The current owners of the apps are not. I have contacted them on numerous occasions just to update it to work on the current iOS at the time since it had stopped working, and years later when they finally update it to work, they don’t allow for us to restore our original purchases and do not reply to email support. This used to be a great app, and company, and now it’s extremely disappointing. JUST OUT TO MAKE A QUICK BUCK.

Best Real Estate Investment Tool Ever.. I am a professional realtor and investor who specializes in buying and selling large and small investment properties. I found and bought this app about two months ago. Since purchasing this app I have been more and more impressed with it each time I use it. This app has helped me and my clients in more ways than I can list in this review. The creator is also great. Anytime I have needed help they have responded in a very timely fashion. The creator has also been open minded to suggested changes and items that I felt could better serve me and others using the app. If you are a real estate investor or if you are thinking of getting into real estate investing then you have to buy this app. In my professional opinion it is a must have for any investor. Now that I have it I cannot live without it.

Worth The Money. Who has the time to make a spreadsheet like this that’s going to look ½ as good. Money well spent! I really love the ability to crunch numbers on multiple properties, and sum it up to one report. No sync is the sore spot but developer working on it!

Wants me to repurchase.... I purchased both this app and “fixer” in March 2012. They were $50 each. It is now asking me to purchase again. Please help resolve.

It has everything I need.. I am glad I found this app. It has helped me evaluate the performance of properties I currently own, which has helped me make adjustments to manage them more profitably. It has also helped me evaluate properties I have been considering. It corrected my math on one property which saved me from making a purchase which would not have been profitable enough to be worth my time.

Love it, but wish I could sync. I've been using Property Evaluator on my Mac, iPads, and iPhone. Great software. Sometimes the software crashes but fixes come out regularly. I love having the ability to evaluate properties in a standard way. The reports are great. Unfortunately, I have to manually enter the data across devices. That is a real pain especially since I had to pay for the software twice. Others have commented on this but still no solution. Other than that, I would give this software 5 stars!

Great for Investors and Brokers. This app is awesome! I have been using it for several months and love how simple it makes my investment analysis. I use it for both single family and multi-unit deals. It's treat to have everything I need built in to one program. It is very accurate and gives me all the investment criteria I need to evaluate a purchase. I can also use it to evaluate existing properties as metrics change over time. The only improvement I would recommend is for the developer to add a "consolidation" option to group a series of properties.

Investors Need This. I'm an investor myself & RE broker who works exclusively with investors helping them buy & sell SF and multi family properties. Before the Property Evaluator for iPad came along, I had to print out Excel spreadsheets to show the financial returns & strength of a property. No one's ever too impressed with spreadsheets. Today when I meet a client, I can't wait to open my iPad and fire up the Property Evaluator. Typical responses are "Oh cool!" & "Wow!" Their eyes are riveted to the program as I instantly change the financial metrics by changing the price, income or expenses. I have so much confidence discussing the subject property because of this app and it gives me a lot of credibility as well. It's really rejuvenated my interest in my career. Simplicity and ease of use. This app is much easier to use than the other software in the rental property market. I really like the way the reports are laid out and how quickly I can add data. When I had a question, support was quick and helpful. Highly recommended for investors.

This App Used to be Great! Not anymore.. So I first bought this App and was thrilled that something finally came along with all the features this app offered... Well - as it turns out, a little bit of bait and switch has been quickly leaned by the folks over at Property Evaluator... seems they start removing functions and small, but necessary, items unless you Upgrade your “new service features”... which aren’t new at all - you just simply removed them from the original purchase features and decided to milk folks for a few more bucks to give them back... I’ve emailed support - no response. In fact - I’ve done it a few times. No response. If you’re looking for an App that offers you something you can do on paper, without any additional features for emailing or expanding your evaluation... This App Is For You... Get ready tho... I’m sure they will remove any features you originally got, just to ask you to upgrade later for an additional fee. VERY UNHAPPY AND DISAPPOINTED USER.

Works great. Fast and easy analysis. Easy to use. Does an in depth property investment analysis. Basically gives you everything you need to quickly do your research.

great asset; great support. I have been using Property Evaluator for several months with great appreciation for how it has helped me build my real estate portfolio and quickly assess properties. It has explanations for the metrics, easy to adjust variables, and provides projections in a snap. I contacted support for help through email and I received an answer within hours. 20 dollar upgrade necessary for multiple properties etc.... It takes another 20 dollar purchase for more than one property. There is no way to remove their branding... As an agent if I am preparing for a client I need my branding on the page. I would love to see that and would pay for that upgrade. How about some graphs? Multi unit properties require another 20 dollar upgrade also.... Come on ..... Let us brand our company and company website in the footer.... Or else we will move on to your competitors online.

Excellent tool. I have been using this app for several years. I have been able to run scenarios on potential properties. I am also able to play with numbers on my existing investments. Doesn't work. For $40 I should be able to save a property. Instead it won't accept USA, won't save and won't advance. Waste of $

The best tool for any real estate investor. I have been using this apps form a while, and as Real Estate investor this is what I have looking for, it reduces my analysis and decision time to 5 min, and allow me to share my investment decision with my partner in an easy and standardize way. If your are in the Multifamily, Hotel or single family home business, wether it is for rental, flipping or buy to sell, do not hesitate to buy this app, it worth every dollar.

Love this app but since the last update - does not work. Please fix this! I rely on this app for my investment property review. Normally, it works beautifully, but since the last update, it is not opening. The star rating would be 5 if it was currently working.

Fast and Easy. This app does the same thing that a good spreadsheet would do in evaluating investment opportunities plus allowing one to import photos and produce an email-ready report to investors in a few minutes. There is nothing that it does that I could not do using Office, however for the price the app is offered it provides time savings, reduces errors, and allow quick reporting of initial analysis. I felt like I was on the plus side of value after using it on three properties. If you are looking at several properties and have not already created your own spreadsheet, this is a useful app. In one situation, I was able to email a report from the site, within minutes of touring the property.

Great App!. This app is an incredible value! It has made it much more efficient for me to analyze investment properties, and it's a huge improvement over the spreadsheets that I was using before. I really like the clean PDF reports that the app generates.

Use it Often and Love it. As a real estate investment professional, I use this app more than I use more sophisticated software packages on my desktop. Gives me decision making data on the fly...fast, accurate with easy to deliver reports. Love the photo and map integration features. Gives me reports worthy for investor presentations. It would be 5 stars if I could do more sophisticated partnership analyses (carried interest, etc.) but it gives me 90% of everything I'd ever need. Portfolio capabilities are also excellent. A worthy app for anyone making investment decisions around real estate.

Great RE Tool. I use the app frequently with investors to get a picture of the investment in a graphic interface. Fast, accurate, and easy to use. If it had a pc app that would sync, it would be an awesome tool.

Save your money. I am already Pro paid customer. Now that I have a new device. Greedy developer wants me to pay for it again. Restore purchase does not work.

Excellent App - well worth the money. I use this app all the time - when I have had questions I am always pleasantly surprised that the developer answers within minutes! Seriously! FYI - if the app crashes it's most likely that your iPad or iPhone is not running latest IOS. This developer is right on! As a real estate professional this app paid for itself the day I purchased - I can now send investor clients detailed property reports within minutes. Awesome!

Purchased, but now have lost functionality. Like this app a LOT. Their recent update reverted me back to the free version, but technical support was quick to help me with restoring the purchased app they responded within an hour.

Excellent app... Excellent support. This is my "go-to" app anytime I need to crunch investment property numbers! I am not a fan of in-app purchases (...who is, right?), but the functionality and design was so impressive, I didn't hesitate on spending the $40 for the in-app, PRO upgrade. At first, the app seemed a bit daunting. It would take me 20-minutes to crunch numbers. Now, after figuring out the default settings, I can run numbers in less that 4-minutes! Disclaimer: The app is NOT PERFECT. There are a few kinks that need to be worked. I've spoken to the developer and he is VERY quick in answering my questions and concerns. I've dealt with sketchy developers in the past... The ones that stop updating their product and eventually remove it from iTunes. I don't get the same vibe from this developer. He's seems genuine to me. I'm happy with the app.

Works for me. The App is easy to use but flexible enough to cover the necessary information.

Reports won’t forward. I used to like this app. However, after inputting all the information of a potential deal, the app freezes when you try to forward it or print. Currently, this data is only can be used on your screen. Please have this fixed if you can. Thank you.

Great app/Mindful developer. This is an extremely useful app with a pleasing interface that's easy to navigate. About 15 minutes of initial setup allowed me to enter 12 properties with all the information in an hour. I showed the reports to my co-investor (he's the experience, I'm the bookkeeper) and he was absolutely blown away. iCloud integration is in the works and when it is implemented, I will be purchasing the pro versions for the Mac and iPhone as well.

A Great Tool. Managing deal flow can be a challenge. But this app integrates a thorough analysis with the ability to add multiple photos, run a scenario out over ten years by dragging a simple slider, and adjust assumptions on the fly. I honestly enjoy running the numbers on my iPad. Sending analysis instantly to partners or other investors is a dream. I either snap photos of the property from the online pro-forma or snap off some photos right from my iPad 2. The .PDF reports this app generates are clean and professional looking. Organizing my properties into portfolios helps me keep track of which property came from which source. My workflow calls for a few added features (like expense analysis and ratios). A simple email to the developer got a reply right away. That turned into a phone call and left me feeling good about where this app is going. He has a great to-do list of added features. I won't ruin the surprise, but I'm looking forward to the updates! This developer is a real estate investor himself. He uses the app to do his own analysis. I felt he understood exactly where I was going with my request and is eager to make the changes. I should be clear: This tool is great as-is. I've had it for months and use it every day. The updates that he has planned will be icing on an already good cake.

An excellent tool for independent RE investor. Wow! This is the tool that will put my RE agent out of business! With popular RE web sites like Zillow and Redfin, independent investors need help in choosing best investment base on data. This app allows me to calculate income, expense, and appreciation over years. I don't have to rely on non-responsive agent who just want to close sale. My favorite feature is the income analysis and projection. Keep the new features coming!!!

Excellent tool but crash often. I have been using this apps to find my rental home for a year. It works great. It gives cap rate, cash on cash return which is hel. It's easy to use. Unfortunately it has been constantly crash. I can not open it anymore

Why I hate updates. This app used to work just fine. I could evaluate multiple properties and save them. Since updating, I can only evaluate one property and not save it. Thanks for ruining my app.

You will love this AP. I never write reviews, but this AP blows me away. With 90 APs on my iPad, I've tried many, but this is one of my very favorites. If you are in a business where valuing properties is important, this is the one. I've usually done analysis (20 plus years experience- over 100 investment deals) using a far more expensive software program. I have spent several thousand on one analysis program and it doesn't do anything that you can't do with this AP. The input of data is simple and logical. The numbers flow properly and logically to valid IRR and cap rate results. The pro version is much better than the free version, but that is to be expected. In the pro version, my data input time is minimal for properties with over 100 units and multiple expense items. 10 year hold or 20, simple. The PDF printing and emailing beats any other investment program I have ever seen. It is pretty, simple for a lender or investor to follow and allows for numerous pictures. Simple, clean and affordable. This program would also be excellent for residential agents looking to understand investment analysis. Plugging in a few properties will be an excellent tutorial for learning the definitions and logic of investments. This program is tremendous and the developer is working daily to improve it. 5 stars for sure!

Amazing Customer Suppoet. I purchased the program for my turn-key operation and needed help with customizing the report for my needs. I emailed tech support and within minutes (yes, minutes) I received a detailed breakdown of how "to do" what I needed to get done. WOW... Then, the next day, I got an email following up with me and asking if they could be of more assistance. Now that's customer service at its best! Thank you, Joel for your amazing support! MT

Works as advertised. This product is as advertised, the information page leads to various questions that can only be answered once this product is used and exercised through various tasks! I plan on adding the pro version, this allows you to fully customize pages and push this product with all of your own business titles and advertisements!

Crashing on new iPad. Have the older version of this app on my phone. Works great. Was excited to get it on my iPad with the expanded features. It crashes when you press the "properties" button. EVERY TIME! I've erased and reinstalled, rebooted etc. I wanted to buy the full version but I can't get to it within the app and now I'm having second thoughts as the basic version doesn't operate as designed. I hope they fix this soon. Or supply some better "help" if this is a user error.

Rent schedule. The new version works great. The support from the developer is excellent - quick and personal. It's a great application and any investor would love this application. Great innovations on the tiny Ipad.

My Primary RE Investment Tool. I used to rely on my own custom spreadsheet to evaluate real estate opportunities, but this became my primary tool the day I first tried it. It does everything my old tool did, plus more. I can create a very professional looking pro forma with my company logo for any property within minutes. Must have. An absolute must have app for all property investors. Makes it so much easier to estimate cash flows and returns. Have spoken to the developer and he has a few essential features that he is working on now, and this will perfect it. As it is still a very good tool and well worth the dollars.

Great app. Really nicely laid out and the calculations are spot on. I bought the pro version. I think it needs to synch across devices and the interface look is a bit outdated.

Used to be useful but now not supported -. Bought upgraded versions on other devices but now am unable to use them on new device. Expensive and disappointing.

Almost perfect. Need cloud and the ability to add more than 26 properties in a portfolio and it will be perfect!!! Very well done!! I use it all the time to evaluate my properties, create portfolio for my Joint ventures and generate reports.

A Must Have Tool. Great app to quickly evaluate potential properties and analyze current holdings. I like the report view. I send it to my associates and bankers for a detailed analysis of the property. Really wished it synced between iPad and iPhone. Worth paying the money for the Pro version. Much better than similar apps I tried. And more comprehensive than my Excel spreadsheets.

Property Evaluator. This is a very easy to use app and very powerful. I love how the portfolio report is very professional looking and is automatically put in an email as a pdf ready to send to clients and potential investors.

Don’t waste your money on this.. Don’t waste your money. Even the preview shows a google map effectively working and in 4 years they haven’t been able to fix that. This broke during iOS 9... So if you’re not a developer you may not know this, apple pulls stale apps automatically. This one got pulled so they resubmitted to get it up again. There have been Zero changes or “minor bug fixes”. None. The map still doesn’t even work. This has the same bugs it did 4 years ago and hasn’t been upgraded. Developer doesn’t even reply to help tickets or email inquiries. I’ve sent dozens! Developer website gives a 404 error... that’s how redneck this company is.

Excellent program. Customizable income/expenses and detailed reports are great. I gave it only 4 stars as the only option for exporting reports is PDF - spreadsheet format option as well would be ideal.

What happened?. I paid for this app last year and really like it, after I updated it I have to repurchase it for $27 dollars! That's disappointing to say the least. I've lost all the benefits of having spent money on this already... Don't think I'll risk the investment again if this is what happens when updating.

Decent Ap but still lacking some characteristics. Decent property analysis ap. Simplistic in nature, but lacks some qualities I would use as a real estate investor. Good overall analysis in a short term pinch.

Very useful. As a tool for evaluating or financing real estate, this is excellent. My only disappointments are that the Premium and Pro versions are not directly available through the App store and you can't put your own company logo into the reports. I'd even pay extra to have more customization available.

Very helpful app but needs work. Easy to use. Love the report. Two issues discovered so far: 1. Unlimited expense lines (we have more than 35) result in overflow on the report page. Cannot submit a report like that to clients or potential investors. Also cannot export to Excel or Numbers to modify report problem. 2. ‘Future improvements’ needs a year selection. Please fix.

Good app for every serious property investor. I purchased the Property Analyzer for the iPad when I was preparing to purchase a property overseas. I appreciated the clean interface, superb functionality and PDF output which can incorporate images, a google map and graphs. This is probably the best tool to quickly financially analyze whether to purchase a property. It definitely beat creating complicated spreadsheets. Good value for money.

Don’t bother. Bought this years ago and can’t restore purchases - you have to rebut it for $30 again. This app hasn’t been updated in 3 years. Don’t waste your time or money

Charging for the same thing. The developer has not changed anything from the previous version by expects to get paid for the same thing. Try it but no need to buy it.

A must before any property purchase. I think you'd be crazy not to get this app before buying ANY property. Whether you are an investor or even weighing up properties for your primary residence this app is incredible. We got the pro version and its the best app we've ever purchased here on iTunes. A+ well worth the price.

Don't buy. In order to get the multiple listing functionality shown in the picture you need to buy the premium version for $20 more.

App is misleading. I was shocked to find out this app will only save info on ONE property! No where do they tell you this-if you want to evaluate several properties (isn't that the definition of evaluate-as in to "compare"?) that you need to fork over $20.

Don't waste your money. I spent more $100 on iPhone and iPad software and this has to be the worst. The picture that you see is the pro and the premium version of the software.

Game changer tool for real estate investing. I was looking for an investment tool that would help me analyze properties on the basis of their ability to be good rental investments. This app has far surpassed my expectations by providing a sophisticated tool that is easy to learn and use. In addition, it's ability to allow for rapid 'what if' scenarios allows me to see the impact on my ROI given changes in rental income, mortgage rates and types, purchase price, expense scenarios, and so much more. Now I import a picture of the prospective property into the tool, add a description, input data which usually takes a minute, and I quickly see a complete 30 year analysis of the investment. And what makes it so delightful to use is the user design. You would think that Apple helped in the design given the high usability of the app. I am now a better and more informed investor and wouldn't think of buying a new property without first running it through this app. Great job!!!!

Does not include depreciation!. This property evaluation app is difficult to use because it requires you to calculate things sometimes yearly other times monthly. Also it does not include depreciation in the numbers! Not to mention income tax factors. Pretty much useless to me.

$20 for an upgrade?. I purchased this for my iPhone in Dec 2012 and the Premium upgrade for $10. They created a version for iPhone and iPad and now want $20 just so I can still run it on my iPhone. Seems wrong. They did offer a promo code for another program I don't want. $20 price is nuts for a loyal customer continue using the same program. Moving on to find another. I can't recommend purchasing because of the forced up-sell. Too bad, it's a good program. :/

Awesome Product. This is a must have App for anyone interested or involved in real estate investing. I was happy with the original version and not very pleased when I had to pay the additional $49.99 for the upgraded version, but it was worth every penny. After a day of house shopping my mind gets to be a blur. But by taking my iPad and this App with me I'm able to enter all of the numbers and notes on the properties very quickly. By sorting the portfolio by my goals I'm able to see at a glance where my best investment opportunities are. I started having issues with the App after the Apple upgrade. All I can say about Wasatch customer service is amazing,. They responded quickly to my problem offering me a temporary solution. Later I recieved another response from them detailing the issue of the problem and assuring me that an update correcting the problem had already been submitted to Apple. They even notified me when the update was available. All of their responses were personalized to me, rather than a "can" response given by most companies. I'm a real estate investor and this product is the best tool I have to be able to analyze properties quickly. I never realize how vital it was to my business until I had the issue with it. I have tried several other Apps out there and this one is hands down, the best.

Love this APP. I have been using this APP for couple of months now and I truly say that I Love this APP. it does all the calculations for you but the best part is the presentation for my buyers. They think I had spent hours creating the presentation. Try it, you will love it too. The best part is the support you get. I have sent few emails to them and they have always responded very quickly.

Crashes constantly. This would be a five star ap if it didn't crash constantly.

Awesome but..... Great tool for both evaluating properties and showing off to the banks that your a pro. My banker wanted to know how I created these reports on my iPad and he now recommends it to his customers. I just wish it would update on the cloud and sync with my devices. It's very tedious to input all the data again when you upgrade from an old iPhone or iPad. My

Great App. Worth every penny. Saves me HOURS of time during pre-contract evaluation. If you're an investor, you need this app.

Not good or intuitive. The basic app (free) isn't very good. It makes assumptions you can't change. I.e. Down payment amount - I guess the app assumes you'll be financing a mortgage with a bank. Doesn't let you enter your own assumptions. Menus are kind of eh. That's where the intuitive part comes in. Back to my excel spreadsheet.

Now they want $20 more???. Basic version is purposely limited to the point it is worthless. Now I have to spend another $20 if I want the full functionality! BS bait and switch tactic. Not getting any more money out of me no matter how good the app is.

IOS 6 needed, but not available!. When trying to install this app to my iPad, a message appears that I needed IOS 6... That's great and all, but after updating my iPad, I quickly realized that IOS 6 is not even available. Will change rating once this is fixed. Please fix today!!

BIC. I recommend this to all agents in my office to create worksheets for investor buyers. It really helps in rental property purchase decisions.

Got charged twice. We got charged twice for this app and when we tried to report it to ITunes it would not connect to the report a problem page.

Great app. Presents a large amount of info in a concise format. Great for comparing properties. Wish it had a section for tax and depreciation effects.

New version no worky. I love this app and have used it for years but the new version for the new OS keeps crashing. I can't load any new data. After it is fixed it'll be back to 5 stars.

Good app, missing basic functionality. Depreciation missing, limited to 3 expenses, only 1 property unless you pay $20, numerous other limitations unless you pay more. Disappointing...

I got screwed. I paid $20 for this app & when OS 7 came out the app always crashed. I just found that they made the app again for OS 7 & I would have to buy it again - not able to update my current app. What a bunch of crap.

App crashes. When I try to input rent it crashes!

Don't buy it! There is no IOS upgrade support.. I used to love this app and use it everyday. I paid full price for the PRO version which I almost never do. $39.99!!! Then when I upgraded IOS on my iPhone it now crashes every time I go past entering the property name and address. I've never been more ripped off because now you have to purchase the app again for another $39.99. It's one thing to lose .99 or $1.99 but $39.99? Seriously? How can you sleep at night knowing you ripped off so many of your users. I would love to know if a fix is coming for this but I am guessing "No". Funny thing is, I still want the app but will NEVER buy it!

Depreciation, ETC. Decent tool, should include various tax categories such as ability to depreciate. Also, where is the PMI field for investors with loans above 80% LTV?

Worthless. Worst app I've ever purchased from iTunes. App does not work. All information entered is lost. App closes every time I try entering in new information. Customer service will do nothing about it. Customer service will not refund my money...look elsewhere...
