Best of the best!. AppFolio is easy to use and has many features that make managing properties and communicating with tenants and owners simple. Reports are helpful and easy to interpret. AppFolio beats all the other property management software out there!

Asset Manager. The Appfolio team really listens to their customers, and continue to make meaningful improvements to their software solution. Highly Recommended!

Mobile inspections for hoa. Please enable selecting an hoa property when performing an inspection. Right now it’s limited to just units within the community selecting the HOA allows for common area inspections such as a ground roof siding, etc.. Otherwise, app is good on iPad

Inspection update. The new update that changed the look and performance of inspections is a joke! Besides it freezing constantly, it takes twice as long now to upload inspection pictures. They are zoomed in more and uploaded backwards. I wish they would have left the previous version of it alone!

Needs work. Kicks me off very frequently, but not accept my password until the 3rd try (copy paste), won’t autofill during sign in, when reviewing work orders overlapping pop ups stay on screen (glitch/bug)

It does what I need it to. The app isn’t perfect but it usually does what I need it to. I wasn’t receiving the notifications on my iPad. I figured out that deleting the app and reinstalling it worked. Maybe that’s what we all need to do when the app has a big update like that.

We Love AppFolio. Our company has used AppFolio for about 13 years. Lots of changes over that time but all for the best. They listen to user suggestions, have great customer service and put on an amazing conference!

Inspection Photos. My inspection photos look like they were taken on an old flip phone. Why is the quality so much worse all of a sudden. I made sure it’s not an issue with my camera.

Great app, slow customer service. App is a one-stop-shop for PMs and owners (from a PM and owner) with great functionality - improvements are with customer service, which appears understaffed given the slow response times to questions (4 stars instead of 5)

For..?. If this app can’t be used by property owners (e.g. other people who have AppFolio logins), you need to make that clear on the sign-in screen as well as on the download page. But instead of just making those text updates and calling it a day, I’d suggest your roadmap include expansion of account types able to use the app. Being customer-first means understanding and building experiences for an entire ecosystem, not just one part of it. Addressing the aforementioned gaps will result in an updated review/rating from me.

Great for on the go!. We use this app for our company and it as powerful as the online site. The beauty is that you don’t have to relearn the system because it’s an app. The transition from desktop to mobile device is as seamless as it gets!

Can’t login to the App. The app doesn’t work‼️ If I can give 0️⃣ star, that’s what they r going to get❗️I can login on the web in my computer, but can’t login to the app, it says my login is invalid, it doesn’t make sense‼️ A piece of trash basically‼️🙄

Great App and Program. Started with Yardi, went to TOPS, and now I’ve been with Appfolio. With all new things the first few months there’s a learning curve, but now after a year I can say great app, great program for Association Management and on top of it all my Board Members love it!! Uploading nightmare.. The application is buggy and hard to use. The inspection feature is particularly frustrating - it usually takes several attempts to upload photos to each section, often timing out and freezing up and even logging me out entirely when I try to exit a stalled inspection and go back to uploading photos on a fresh attempt. Uploading photos to a work order is a little better, but barely.

My company is “too small”. Apparently my $40 million dollar real estate portfolio was considered “too small” for them to accept me as a client. Not sure if this was a mistake. I had a video conference with 2 representatives to tour the website, I was very interested in moving my property management company into appfolio. Very disappointed that they did not accept me.

Best software company for multi-family companies.. Customer first company!

Best suited to small / mom-n-pop type owners. Basic disregard for maintenance and turnover indicates this program was written specifically for small portfolios with little or no maintenance or turnover. Fair work order system (3 out of 5 stars) but it doesn’t allow for any meaningful customization. The turn board requires individual work orders for every task, so if you want to paint, clean, maintenance, change locks, and inspect a unit, you need five work orders. Of course most turns require some sort of floor work (carpet cleaning, buffing/waxing, etc.). So for an average turn, I need to enter 5-6 work orders, which then need to be marked complete and closed. I will probably turn 300 apts this year, so I’d need to enter 1,500 - 1,800 individual work orders just to utilize their turn board. Hard pass. Like I said, this program is for small portfolios with little or no maintenance or turnover.

Will spam you for eternity.. Was a property manager years ago. Still receive promotional emails. No unsubscribe option so I have to log into account to change preferences. Account is deleted so this is impossible. Call to phone number, no customer support, cannot resolve issue. Get it together clownfolio, harassing me perpetually with no way out is incredibly frustrating.

App not accessible. In the past 3 weeks my app has become very buggy & then stopped loading completely. I’ve had it for 3 years with no problems. I’ve tried removing & reloading, rarely it’ll allow me access for just that time. I can still access the app on my iphone7 office phone but not my iPhone 12 personal (any phone/Apple updates are done on both). Please help resolve this as I utilize my personal phone app much more.

App Still Does Not Work. I got this app a year ago. It would not take my password. I wrote to the makers. They said they’d get back to me. Never heard from them again. I deleted the app and downloaded it again. Now it says the database does not exist. I’m looking at the name of the database on my computer right now and it’s the same as in my app. Just as my password was the same. Crappy app. Awful customer service.

Appfolio. I gave four stars, only because they are always adding new components…which is great, but makes it hard to keep up and utilize… I still recommend it and believe I’ve steered three company’s to Appfolio.

Opinion. Over the years I’ve seen growth in the app, text message notifications really help when you are trying to coordinate between tenants and owners. Only issue I have is the app keeps logging me out once I’ve signed in for 30 days. If there’s something I’m doing wrong please let me know thanks.

Slow Improvements - Focus on Up-Charges Not Advancements. App screen shots not realistic. Slow to roll our community recommended features. For the size of the firm and being a public company seem far more focused on ways to up-charge existing users and paying shareholders vs rolling out advancements on previous half-baked improvements for us paying customers.

Review. This app doesn’t allow user to add files on a cellphone only in computer no good at all slow updating as well please slow for user to be able to upload a foto only computer does that we in the field are left in the cold!

AppFolio listens to their customers. AppFolio isn’t perfect by any means, but what truly sets them apart from competitors is that they actively engage their customers in product design. They reach out to us proactively to gather feedback on new features and improvements, often doing extensive sessions to ensure what they are building meets their customer needs. The relationship we have with AppFolio product managers ensures we are able to shape the future of the product. The kind of engagement they do with customers is rare for any tech company.

Horrific experience. I do inspections for a property management company. This is the software they use. So I have to use this app. The camera in this app is horrendous. So I can’t use it. Because you can’t use the pictures taken for anything because it’s all blurry. I have to use the camera app on my phone and constantly switch between the apps. Then I have to go in and upload all 300+ pictures by hand. Then the app constantly freezes, and won’t save narratives. After the constant freezes there are 2 different versions of the app that will pop up. One of them doesn’t let you create your own templates and won’t pull up the already made templates. So I have to sit and log off and on over and over until I get the right version of the app. This app has made my 8 hour days turn into 12 hour days easily. I’ve been using this app for almost 2 years only because I have no other choice.

Doesn’t work, no way to contact AppFolio. My property manager has sent me links several times, but when I try to log in on the app, is says my email or password is invalid. There is not an easy way to contact AppFolio to resolve this, and it’s all online and it wants me to log in to get help. Only problem!? I can’t log in!

Junk Fees $$$. App Folio debited my Bank account separately from my rent payment without authorization or conscent to collect a new bogus junk processing “fee” done without any prior notification. Why these Baffoons take a cut on paying my rent every month ? My landlord already pays a management company to collect my rent. Beware of bogus charges from this scammy company.

Notifications!?!. It is beyond frustrating that he app refuses to notify me when a work order is assigned to me. It comes via email and I have to log into appfolio from there either on the browser or through the app. As a maintenance tech, I find it ridiculous that I have the app, but it can’t notify me. iPhone7 using current iOS version at time of review

I can be fully functional no matter where on or off the property I am. I’m an on-site property manager, and this app allows me to be just as functional out in the field as I am if I’m sitting at my desk in front of my computer. I can communicate with tenants, vendors, respond to maintenance requests, schedule vendors. Combine this app with google talk, and you have your entire office functions contained in your iPhone. It’s really good for mobility.

Terrible!!!. Don’t let yourself be fooled….AppFolio definitely fooled us! We were using another system that was pretty outdated, so when they contacted us about switching our software, we were very interested. Come to find out…. Their accounting system is complete crap!!! Their onboarding team completely screwed up our data migration, and I’ve been calling them for MONTHS, trying to get one thing after another solved. However, every fix they implement, causes another accounting issue!

Print doesn’t really mean print??. Why no options when viewing PDF version of a report, work order or tenant ledger? If I use the Print button, it pulls up the PDF but there is absolutely no options to do anything. I have to go onto the browser and login and rerun the report to get options of sharing/saving/printing. Another option is use the Email function and then email to myself so I can print or save. This seems very counterproductive. Why have a print button if you can’t really print?? Overall the rest of the app is very usable and I utilize often for quick reference. However, I would like to see an update fixing this glitch that has been ignored for years. Thanks

AppFolio- More Than Software!. I believe 100 percent that AppFolio is more than just software in my Property Management business. Marketing to new potential owners includes all of the professional functions AppFolio offers to my owners such as monthly owner statements, accounting, marketing properties, and so much more! I could not be successful without my AppFolio partners!

Fantastic management software. I’ve tried several, this is the only one we will use in the future. The app makes things on the go convenient, looking forward to more seamless app usage for getting to five stars in the future.

Previous Appfolio Skeptic. When we first started using Appfolio Plus we were skeptical with the cost vs value . We’ve used it for about 5 years and would never use anything else. They are so advanced in what’s to come to support our FUTURE in this industry !!! Highly recommend ⭐️⭐️⭐️⭐️⭐️⭐️

Buyer beware. The sales team over promised on functionality of their platform. It’s difficult and convoluted to use. It doesn’t sync with banks that require token number for login. It can export CSV files, but not import them. It does not have the capacity for fillable PDF’s for leases. I regret the purchase, and plan to migrate to something else within the first 6 months.

Worst of the worst. This is got to be the worst app I’ve ever used my life. I tried to sign in several times and it wouldn’t let me in. I even change my password, which I knew was right tried to sign it again and it still wouldn’t let me in this is the worst app I have ever used.

Great but lacking. Would have given 5 star but this app needs push notifications so I can be notified when I have someone apply, text, or puts in a work order.

Terrible Customer Service. I’m not one to write negative reviews but the customer service at app folio is absolutely terrible. I’ve been trying to talk to someone or get in touch with our assigned account rep for hours with no success. Nobody answers their phones and the support line personnel have no idea what’s going on. You guys really need to improve in this area.

Notifications. We just started using AppFolio and I am in love with just about every aspect of the app and the service itself. One MAJOR issue is not receiving any kind of push notifications. When a tenant submits a maintenance request or sends a message we should be able to be notified.

Constant price, hikes, and price gouging. Company is a complete joke. Service gets worse every year and prices go up every year just announced a price hike or paying rent with e check, which has been free for 10 years or more. They are very greedy, and I would never use them.

No network connection. I downloaded the app and successfully logged in only to be met with the ‘cannot reach the internet’ screen. I triple checked my connection on Wifi and cellular data and the app still wouldn’t connect to the internet. I have an iPhone 7 with iOS 13.5.1. Please fix this!

Doesn't recognize email or password. Not sure if this app is just for property managers or owners or both. As an owner I had hoped to view my monthly statements with this app but the app will not recognize my email or password. Please fix.

Crash. App folio is always crashing even with the new update. The crashing is even worse. One of the worst apps I’ve ever used for work can never be consistent with the way it works.

App is great, but lacks one necessary feature. The app needs a refresh button at the bottom with navigation. It is such a pain to re-navigate to text messages

New update completely cuts off top navigation bar. Can’t access tools, for example. Make this fix ASAP.

Too expensive. Poor service. Tenant cloud is 10x better and 10x cheeper.

Bait and switch. We did the horrible time consuming onboarding process less than a year ago because they advertised no ACH fees for tenant payments, now they suddenly changed it to have significant fees. Horrible company

Steals money then blames you. AppFolio told us to call our bank to stop payment on multiple charges caused by their backend system. This company is a fraud and not equipped to handle money.

Unusable for Inspections. Consistently crashes when trying to do any sort of inspection in the app. Can’t get anything done. Doesn’t seem to be of concern in your updates. Fix your app!!!

Almost as good as the old app.. Thank you for the recent updates. The forward/back buttons and the map functionality are welcome back. Photos still don't display full screen.

Inspections. App was fixed. Uploading inspections is now easier.

Great handheld access to rental portfolio. Makes leasing, marketing and tracking rental activity easy. Highly recommend for ease of use and amount of info a quick tap away.

Inspection Photos. Used to be able to do 0.5 photos but after last update no longer can. All the way zoomed out is still farther zoomed in then what normal camera is. Very annoying.

Help!. It's a great app until it isn't!! There is no way to contact anyone for help when the app stops working. Despite deleting it and downloading it again the app still does not work! I'm not the most tech savvy person, but shouldn't there be a help button somewhere????

Please Appfolio lets get this right.. I would rate this much higher if you can get the App to stop crashing. When I try to take a photo in the "inspections" tab it flashes and freezes every time. This has got to work

EXCITED!!!. I've played around with the app and so far so good! I am glad it is interactive just like the desktop. Will make life away from the desk so much easier.

Crashed. The App won't even open when I needed the most to access an account. Can't restart it, can't log out, nothing... Just a white screen. Useless.

Patience paid off!. I gave up using the old application because it was too basic and was having to use the mobile website which signed you out every 2 seconds. I have only been using the application for a week and it has dramatically improved the ease I access the information I need in the field and on the go.

Horrible App. The phone number that was associated with my account changed. There’s not an option to change to my current number and support was no help at all.

Kinda trash. They make changes to the app that doesn’t improve it rather they make it worse.

Search function doesn’t work on iOS. App doesn’t work

What is database. App ask for database? Not sure what that means.

Photos. Please fix photo upload in inspections. App crashes every time. And when I try to upload bulk photos via the internet on my phone or pc, the photos are randomized in order. PLEASE FIX ASAP! I cannot get inspections to our owners of the app does not cooperate.

Sending message to the wrong person. The app will sending message to the person which u did not selected, it is better to use the PC version!

Overall good. Text unit feature freezes often, sometimes the box never pops up. Overall the app is good but this is a frustration of mine.

Just don’t get AppFolio until they fix their app.. Keeps freezing every 2 minutes while doing inspections, literally impossible to do my work efficiently with this.

Useless if you use a property manager. I have a property manager that uses appfolio for my properties. They give me a specific login link and this app is useless if you do the same. Also I there is no way too open the owner packets that are sent monthly is you use an i phone

Terrible use of camera autofocus. Evaluations take so much longer because of how bad the camera is

Reinventing the Wheel. I wish appfolio would focus more on the actual issues at hand and not Interface. The new guest card layout is horrific.

Problems with iOS 10. There are issues with the touch inputs. They do not recognize a touch and the entire screen acts as though it was pressed.

Keeps freezing. Trying to do inspections and it freezes on me at least 15 times during one inspection. Ridiculous. Takes me 3 times as long to get stuff done
